| The information contained below is designed to provide a summary of the minimum education, experience, and examination requirements established by the California Office of Real Estate Appraisers (OREA) to obtain and maintain an Appraisal license. The information provided below can be found on the Commission's website. However, we recommend you contact the Real Estate Commission for more detailed information about the requirements for obtaining a Real Estate Appraiser License. |

Successfully complete 150 hours of Board-approved courses covering the topics required by the OREA in subjects related to real estate appraisal. This must include 15 hours of the Uniform Standards of Professional Appraisal Practice (USPAP). |

Submit a completed application, application review fee, basic education attachment, information for prior criminal records check, and completed statement of citizenship. Several of the forms can be found by clicking here. There is no experience requirement for Trainee Appraisers. |

If all requirements are met and your application is approved you will receive an “admission to examination” letter, request for “Live Scan Service” fingerprinting form and information explaining the examination scheduling procedures. You must then schedule you examination appointment and pay examination fees directly to the exam provider. |

After satisfactory completion of the exam applicant is required to send to the Board office the original examination score, application for Issuance of a License, Issuance fee. Your license will be sent after required information is received. |

Trainee appraisers must work under the technical supervision of a certified residential or certified general appraiser. They may assist on any appraisal within the scope of practice of the supervising appraiser. |

Residential appraisers may appraise non-complex 1-4 unit residential property up to a transaction value of $1 million, and complex 1-4 unit residential and non-residential property up to a transaction value of $250,000. |

Successfully complete 200 hours of Board-approved courses covering the topics required by the AREAB in subjects related to real estate appraisal. This must include 15 hours of the Uniform Standards of Professional Appraisal Practice (USPAP). |

Must meet experience requirements of a minimum of 2,500 hours of acceptable experience in 2 ½ years. And have an Associates degree or equivalent education in lieu of the degree. |

Must meet experience requirements of a minimum of 3,000 hours of acceptable experience in 2 ½ years. At least 1,500 hours of the experience must be non-residential properties. And have a Bachelors degree or equivalent education in lieu of the degree. |

Submit a completed upgrade application, application review fee, basic education attachment, log of appraisal experience, experience log summary, two samples for each category of experience claimed for each of the two most recent years listed on the log, consent to service of process information for prior criminal records check, and completed statement of citizenship. Certified General Appraisers may appraise any type of Real Estate without regard to complexity or value. |

Each applicant for renewal of a license must complete at least 56 hours of real estate appraisal continuing education during the continuing education cycle. To apply for renewal of a license at the end of the full continuing education cycle (a full cycle is four years in length), you must complete and submit the following: |

A completed Continuing Education Attachment documenting the required continuing education to renew, along with copies of transcripts or course completion certificates, including the 7-hour National USPAP Update Course and the 4 hour course Federal and State Laws and Regulation. |

Once the application is approved, OREA will issue a new certificate. The expiration date of a license is two years from the date of issuance. |
