What is a Home Inspector? |
| |
A home inspector performs a very important service. They inspect existing homes using professional standards as a measure to accurately report the condition of the home to those involved in the real estate transaction. They do not evaluate the home for cost or value, which is more the function of an appraiser. They do however, report objectively, in writing, the condition of all resident home systems as they appear and operate at the time of the inspection. |

What are the requirements to become a Home Inspector? |

CA does not currently have any licensing/certification/registration requirements. Changes are expected to happen in the future. The state recommends that Home Inspectors consider the Standards of Practice and Code of Ethics of ASHI or CREIA when determining whether an inspection meets the required standard of care. It is also prohibited by the Business and Professions code section 7195-7199 for a Home Inspector to not do any repairing on properties that they have inspected in the previous 12 months. |
